A stucco chimney chase cracks differently from the rest of the house, and it usually cracks first.
It is the most exposed element on the building. Sun on all four sides, no adjacent walls to shade it, and thermal cycling from both the weather outside and heat from inside during the months the fireplace gets used. Then it sits directly in the path of every monsoon storm.

What goes wrong
Cracking at the corners. The chase moves more than the house does, and the corners are where that movement concentrates.
Horizontal cracking below the cap. Usually where water has been sitting and cycling, or where the cap detail is failing.
Spalling and delamination. Sections of the finish coat letting go, often on the south or west face.
Cap failure. The chimney cap is meant to shed water away from the chase. When it cracks, is undersized, or lacks a drip edge, water runs straight down the stucco face and gets behind it.
Flashing at the roof junction. Where the chase meets the roof is a classic entry point. Damage often shows as staining on the interior ceiling near the fireplace rather than on the chimney itself. More on roofline repairs
Why chimneys fail first in Phoenix
Four exposed faces means four times the sun load of a typical wall section, and nothing shading any of it. West and south faces on a chimney take more UV than almost any other surface on a Valley home.
The chase is also usually a light framed structure wrapped in stucco rather than solid masonry, so it moves more than a wall attached to the house. More movement, more cracking.
And because it is the tallest thing on the roof, it takes the full force of monsoon wind-driven rain with no shelter.
How we repair it
We look at the cap and the flashing first, because repairing the stucco without addressing the water source means repairing it again.
From there it is the same work as any elevation: open up the cracks properly, replace anything behind the surface that has failed, rebuild the coats, then texture and color match to the rest of the house. How texture matching works
Access matters on this one. A chimney chase needs safe roof access or scaffolding, and that is a real part of the cost.

Common questions
Why does my chimney crack when the rest of the house does not?
More exposure and more movement. Four sun-facing sides, a lightweight framed structure that moves more than a wall, and the full force of monsoon storms with nothing shielding it.
Is a cracked chimney dangerous?
The stucco itself, generally not. What matters is whether water is getting in. Water behind a chase rots framing and can affect the flue assembly, and that is the expensive version of this problem.
Do you do the cap as well?
We repair and reseal caps. A full cap replacement in metal is sometimes the better answer, and we will tell you when we think so.
Can you match the chimney to the house?
Yes, that is the point. Same texture and color matching we do on any elevation.
Do I need to have the flue inspected too?
If there is water damage, it is worth it. We only handle the stucco and the exterior, so for anything inside the flue you want a chimney sweep or a certified inspector.
