Verrado. Designed with a strong architectural identity, which means finishes and colors are more tightly controlled than in a standard tract and repairs have to respect that. Homes here started going up in the mid-2000s, so the earliest of them are now reaching twenty.

Estrella. Similar era and similar age profile, spread across a large area with varied elevations and exposures.

The newer builds. A significant share of Goodyear housing is under fifteen years old. At that age, problems are less about material fatigue and more about original workmanship: joints spaced wrong, flashing details missed, sealant that was never right.

What newer homes get wrong

Worth saying, because Goodyear homeowners often assume a newer house should not have stucco problems.

Control joint spacing. Fast-build tract work sometimes puts joints further apart than they should be. The cracking shows up around year eight to twelve rather than year twenty. More on expansion joints

Window flashing. If it was installed wrong originally, the wall has been leaking since it was built and nobody knows until a stain appears.

Grade against the wall. Landscaping installed after closing routinely buries the weep screed. This can happen within two years of a house being built.

None of it means the house is defective. It means details got missed, and they are fixable.

Common questions

My house is only twelve years old. Why is it cracking?

Usually control joint spacing rather than age. A wall needs somewhere to move every 10 to 15 feet, and where it does not have that, it makes its own joint. That can show up well before twenty years.

Is it still under builder warranty?

Depends on the builder and the item, and structural coverage usually runs longer than cosmetic. Worth checking before paying for anything. We are happy to document what we find either way.
