What we see on Mesa homes

Central and west Mesa, 1950s through 70s. Some of the oldest housing stock in the metro. Often block construction with stucco over it, frequently with no weep screed at all, and fifty-plus years of gravel and landscaping built up against the base. Dobson Ranch and the 1970s-80s tracts. Older finish systems reaching the end of their service life. Worm and swirl finishes show up here, which few people still know how to match.

Red Mountain, Las Sendas and the east side. Newer construction, mostly 1990s onward, with lace finishes and foam trim now at the age where it starts failing.

Eastmark and the far southeast. Recent builds. Mostly still under or just past warranty, where issues are more likely to be original workmanship than age.

55+ communities. Mesa has a large seasonal and retirement population, and a lot of homes that sit empty from April to October. Damage accumulates unnoticed over a full monsoon season.

Older Mesa homes sometimes cost more than the ranges suggest, not because of the stucco but because of what is behind it. Fifty-year-old lath is often rusted, and that has to come out rather than be patched over. We tell you before starting, not after.

Common questions

My house is from the 1960s. Can you still match the finish?

Usually yes. Older finishes take longer because we are reverse-engineering a technique nobody uses anymore, but twenty years of Valley walls covers most of it.

The bottom of my wall is crumbling. What is that?

Almost always drainage. Gravel or soil built up over the weep screed, often combined with irrigation hitting the base. Fixing the wall without fixing the grade means fixing it again.

Do you work on block walls and fences?
