What we see on Surprise homes
Sun City Grand and the active adult communities. A very large share of Surprise housing. Homes built from the late 1990s onward, many occupied only part of the year, with tight community standards on appearance.
Marley Park, Asante and the newer tracts. Mid-2000s onward. The earliest are reaching the age where foam pop-outs fail and control joints start showing.
Original Surprise. Older, smaller pockets with the drainage and base-of-wall issues typical of homes that have had fifty years of landscaping changes around them.
The seasonal problem
More than half our Surprise calls trace back to the same thing: the house was empty when the damage started.
A home closed up from April to October goes through an entire monsoon season unobserved. A drip line comes loose and sprays a wall four times a week for six months. A window seal fails and wind-driven rain gets in during three storms. A scupper cracks. Nobody is there.
By the time someone returns in October, what would have been a $300 sealant repair is a $2,000 lath replacement.
The fix is a walk-around, not a repair. If somebody looks at the house once during the summer, or once right after you get back, most of this gets caught while it is still small. October through December is our quietest stretch and the easiest time to schedule it. More on inspections

Have someone look at the house at least once during the summer, or book a walk-around as soon as you are back. Most of the expensive repairs we do in Surprise started as something small that nobody was there to notice.
