What we see on Peoria homes
Older Peoria, south of the 101. Established neighborhoods with housing going back to the 1970s and 80s. Block construction is common, weep screeds are sometimes absent, and decades of landscaping changes have usually raised the grade against the wall. Base-of-wall damage is the recurring problem. Westbrook Village and the 55+ communities. Seasonal residents, homes empty through monsoon, and dense referral networks where one good job leads to several.
Vistancia and north Peoria. Newer master-planned development, mostly mid-2000s onward. The earliest of these homes are now at the age where foam trim starts going and control joints begin to show.
Trilogy and the active adult communities. Similar profile: newer construction, seasonal occupancy, tight HOA standards.
Peoria’s elevation problem
Worth mentioning because it is genuinely local. North Peoria climbs, and homes on the higher ground get more wind exposure than the rest of the Valley.
Practically, that means wind-driven monsoon rain hits those walls harder and finds gaps that a sheltered house would never leak through. If you are up on higher ground and getting leaks around windows that your friends down in the flats do not get, that is why.

Common questions
My gravel has been topped up over the years and now it touches the wall. Is that a problem?
Yes, and it is extremely common in older Peoria. The weep screed needs at least four inches of clearance above soil to drain. Pulling the gravel back is cheap and prevents an expensive repair.
I am only here in the winter. Can you check the house before I arrive?
Yes. October through December is our quietest stretch, so it is easy to schedule.
